It was our first time staying in a Riad&It was so cozy and just the perfect getaway.
The rooms were spacious and perfect to cool down in the hot weather.
The rooms were well furnished & clean.
The best part was how close we were to everything, you could easily walk at any time of the day and feel comfortable.

The host Zack made our stay carefree by arranging everything for us! He was always responsive and super attentive. Aisha was always around to help if anything was needed, going above and beyond!

10/10 definitely recommend!

5 Stars – Absolutely Perfect Stay!

We stayed at this villa for a 4-day girls’ trip (8 of us), and it was beyond amazing—truly even better than the photos! The villa itself was stunning, spacious, and beautifully maintained, with everything we could possibly need. We arranged to have massages at the villa too which was beautiful.

A special shoutout to the incredible housekeeper - Mariam—she was the heart of our stay. So kind, attentive, and warm, and her home-cooked meals were absolutely delicious. Nothing was ever too much to ask, and she made us feel completely at home. She was great at communicating and for sure the best part of the entire trip.

The villa also connected us with a fantastic driver who made getting around so easy and stress-free. Everything about this experience was seamless. We couldn’t have asked for a better getaway—already dreaming about coming back!

Do not look further for a place to stay in Morocco you absolutely will not regret it. Overly impressed.

Nous avons passé un séjour mémorable notamment grâce à l'accueil et la grande sympathie d' Ismail et de la dame de maison. Ils sont d'une gentillesse incroyable. Le Ryad est très beau, propre, paisible, typique et bien placé, proche de la place Jama el fna. Je recommande fortement !

Nous avons réservés cette magnifique villa pour y passer 4 nuits à 10 personnes. La villa est fidèle aux photos et est près du cœur de Marrakech en voiture. Elle se trouve au beau milieu d’un domaine dont l’entrée est sécurisée. La communication pour réserver ce lieu comme pour des demandes d’informations sur place était très fluide, les gérants étaient à l’écoute et réactifs. De plus, nous avions deux femmes de ménages, Assia et Aya , qui venaient entretenir la villa tous les jours et nous préparer un petit déjeuner local, elles aussi étaient à l’écoute de nos besoins et étaient très discrètes. Le petit plus? Piscine chauffée et enceintes extérieurs, cela a été très apprécié par notre groupe de vacanciers. En bref, merci encore pour ce magnifique séjour !

مكان ممتاز وهادئ واطلاله رائعة قام المضيف ايوب بإستقبالنا و كان حقا شخص رائع ومبادر وقدم لنا جميع الخدمات التي نحتاجها وقام ايضا بتوفير خادمه للمنزل وكان تسجيل الدخول والخروج مرن جدا وغادرت قبل المده المتفق عليها وكانوا متعاونين معي واعادوا لي ما تبقى من الأموال بالتأكيد سأقوم بزيارة هذا المكان مره اخرى .

Apartment exactly how it’s described and in pictures. There is works happening outside so can hear but did not bother us. Khalid was great always would check on us. Booked breakfast 🍳 lady brought some traditional food and did omelet for us was delicious! Taxi also arranged through them but after couple days we would just catch on the street which is cheaper. But if you don’t mind defo get their taxi man as he was great and responsive . All and all if we were ill to back to Marrakesh will be staying there again.

Super séjour!

Mooie riad in de medina 5 minuten lopen van het Jemaa El Fna Plein. We werden met de taxi opgehaald van het vliegveld en afgezet bij de riad, maar de instructies waren onduidelijk. Nadat we verkeerd zijn gelopen, werden we gecontact door door de host omdat het erg lang duurde voordat we er waren. Toen heeft hij zijn locatie gedeeld en zijn we alsnog aangekomen. Ter compensatie hoefde we geen taxi te betalen. Het adres op Maps stuurt je ergens anders heen dan het daadwerkelijk is. Verder zijn er mooie kamers en een mooi dakterras. Er zit een heerlijk ontbijt bij en de dame die dat regelt is erg aardig en hulpvaardig. Ook de host stond altijd klaar voor vragen enzo. Al met al een erg fijne plek om te verblijven in Marrakesh.

For 8 women this was a fabulous option for us, all with our own beds and en suite bathrooms, lots of open space, very clean, extremely reaponsive host & receptionist which was needed with our 100 questions & things we needed booking. We loved the location, & it was very quiet at night. A great stay, thank you so much 🙂

We hebben een waanzinnig verblijf gehad. Nadat onze taxi ons zo ver mogelijk de medina in bracht werden we opgehaald door Khalid. Hij bracht ons naar de riad die maar een paar minuutjes lopen was. Eenmaal daar werden we heel gastvrij ontvangen. Khalid was erg behulpzaam en kon al onze vragen snel beantwoorden. Ook het ontbijt dat in de ochtenden voor ons werd klaargezet was heerlijk. De riad zelf is net zo mooi als op de foto’s. In de kamers waan je je in een sprookje van 1001 nachten. En op het dakterras kan je heerlijk afkoelen in het badje. De riad is een oase van rust, een mooi contrast met de avontuurlijke hectiek van de medina waar je middenin staat zodra je de deur achter je dichttrekt. Beter hadden we het niet kunnen treffen.

Die Fotos vermitteln einen sehr guten Eindruck von der Ausstattung. Genau so war es. Die Baustelle in unmittelbarer Nähe war im Inserat kommuniziert. Insoweit waren wir darüber informiert. Die Bauarbeiten gingen aber erst spät am Morgen los und waren ehrlich gesagt nicht so laut.
Insgesamt ein sehr gutes Apartment, was wir nur empfehlen können.

Outstanding stay at Riad Khadouj. The location is hard to beat with easy walking access to everything and yet easy walking from the parking lot. The housekeeper Houda is just such a great host and she took such good care of us like family and even sang and danced with us. The Riad is very traditional in design and that comes with some limitations on modern amenities but it’s totally worth it to make minor adjustments.

Clean and spacious apartment in well maintained grounds. All basic amenities available and very responsive hosts. TV with all sports channels a plus! The location is a short taxi ride to most tourist places in Marrakech as well as the airport.

Please note that the apartment is about 10 mins walk (along the picturesque golf course) from the main entrance to the complex.

This is a very safe location with security guards at the entrance and also patrolling the grounds.

La localisation dans le souk, dans une ruelle calme et à quelques minutes à pied de la place Jemaa el-Fna ou des taxis est parfaite.

Logement Riad en plein coeur de la Médina donc idéalement située mais également plein de vie jour et nuit.
Le logement est conforme aux photos et à la description. Logement typique marocain comme nous le souhaitions. Notre hôte nous a accueilli a 3h du matin et s est montré tres agréable malgré l heure tardive. Jolie terrasse en rooftop, tres agréable pour se poser et déjeuner

L’équipe a su être réactive et répondre à toutes nos attentes.

Merci beaucoup pour ce séjour. Nous y avons été comme à la maison. Grand merci à la dame de ménage qui a été à nos petits soins, discrète et très aimable. Les petits déjeuner étaient toujours aussi bons.

Our stay in this villa in Marrakech was nothing short of extraordinary as a family with three children! The rooms are spacious and luxurious, and the game room is incredible, providing endless entertainment. The heated pool was a true paradise for the whole family, and the cinema was fantastic for unforgettable movie nights together. A huge thank you to the cook, whose meals were deliciously exquisite. Every moment spent here was perfect! We wholeheartedly recommend this villa!

A dream stay in a villa that truly offers a lot!
We thoroughly enjoyed our stay at this stunning, spotless villa. Upon arrival, we were warmly welcomed with the lovely scent of Natus, Moroccan tea, and fresh cookies. Such a thoughtful touch.

The kitchen was well-equipped and had a great coffee machine. Our private chef, Madame Assiyah, made the experience extra special. She was kind, caring, and cooked exceptionally well. Her daughters Sara and Ayaa were also very helpful and spoke great English.

The breakfast buffet was a delight, and the villa had it all: a clean, well-maintained pool, towels in all rooms, spacious bedrooms, a relaxing garden, and easy music casting. Laundry access was super convenient.

The kids loved the game room (so did we), and the cinema room was perfect for cozy nights.

One note: there are outdoor security cameras, including one facing the pool. This wasn’t mentioned clearly, which made some guests uneasy at first, but it was for safety.

Un très beau Riad où nous avons passé de belles vacances en famille des arrières grands-parents au dernier né de 5 mois ..
Raoula a été au petit soin pour nous et nous a préparé de bons petits déjeuners… toujours réactive, elle fait beaucoup pour que nous ne manquons de rien

Magnifique appartement avec la terrasse en haut (accessible pour des adultes en bonne forme, escalier en colimaçon). Ce serait bien que le jacuzzi soit chauffé avant l’arrivée des utilisateurs.
Quartier tranquille et immeuble super sécurisé. Un bon endroit pas loin pour prendre un petit-déjeuner nous a été recommandé par le Monsieur qui nous a très bien accueillis. Pratique entrée avec code, ça évite de prendre la clé et de la perdre et comme ça, tout le monde peut accéder au logement quand il veut c’est super! Trois salles de bain: très pratique. Le salon est très spacieux, c’est magnifiquement agencé comme sur les photos! Il faudrait tout de même du shampoing et papier toilette pour ce standig. Le wifi fonctionnait pas correctement (mais je n’ai rien dit car personnellement je n’en avais pas absolument besoin, il aurait fallu écrire au propriétaire qui aurait sûrement été très réactif). Merci pour ce séjour!

Séjour entre amis à l’occasion d’un anniversaire, 13 avec un bébé donc lit mis à disposition. Une personne était présente le matin et le soir pour les repas qui étaient délicieux.
Le Riad est dans une rue parallèle à la rue centrale mais reste bruyant, avec des boules quies vous dormirez comme un loire !
La proximité avec les commerces est appréciable, nous avons passé un excellent séjour !

Nous avions organisé un séjour en famille et l’endroit était parfait. Nous avons été des le départ très bien accueillis.L’emplacement était idéal pour les parents qui ne pouvaient beaucoup marcher.. dans le centre de la médina mais en même temps assez isolé du bruit.
Les chambres étaient toutes climatisées et confortables. Les plus du Riad sont le patio, et le toit terrasse, l’emplacement, et Khaoula qui a été très serviable et d’une extrême gentillesse.
L’agence et elle même pourront vous aider à organiser un repas ou autre activité grâce a une autre agence qui nous a été recommandée très sérieuse.
Encore merci pour ce séjour inoubliable dans ce Riad très chaleureux et convivial.

Super séjour ! L’appartement est spacieux et agréable. La vue est magnifique et la terrasse donne sur un coucher de soleil tout les soirs.
Logement propre, les hôtes ont été très réactifs quand nous avions des questions sur les activités à proximités.
Nous étions 6 copines et avons passé d’excellentes vacances !

Nous avons passé un excellent séjour dans ce superbe Riad. Le logement était super propre, très bien situé et au calme. Kaoula nous a préparé de très bons petits déjeuner. Elle était adorable et toujours prête à nous rendre service.

This Apartment is one of our favorite places in Morocco. Gorgeous and Modern design. Big 3 bedrooms, enormous closets.. beautiful light. Awesome roof spot. Great neighborhood. You will need a car or you can take cabs every where.. 10 mints away from Medina.

Très bel appartement avec terrasse privative et jacuzzi en rooftop.
Jolie décoration et beau mobilier.
L'appartement est confortable et bien équipé: cuisine avec micro-ondes, four, lave-vaisselle, lave linge, salle d'eau et WC pour chaque chambre, air conditionné partout, TV connectée...
Il nous manquait quelques petites choses au départ (niveau vaisselle notamment), mais l'équipe a été disponible et réactive suite à notre demande.
Nous avons été un peu déçus de l'espace piscine qui nous semblait moins bien entretenu (peinture qui s'écaille, filtration de la piscine non fonctionnelle).

We had the most incredible time at this villa! There were 9 of us, and honestly, none of us wanted to leave. The villa itself was absolutely stunning, and the setting was just perfect for a special getaway. We were there to celebrate my 35th birthday with my sisters, and it couldn’t have been more memorable.

A big shoutout to our chef – she was simply amazing. She prepared delicious breakfasts for us every morning throughout our 4-day stay, and each meal felt like a treat. We were so well taken care of!

Great stay , easy to get to the Medina and restaurants nearby. Lovely place to relax after a day in the Marrakesh. Views from the rooftop were amazing.

Riad pour nous tout seuls (famille de 10 personnes).
Très joli, très fonctionnel. Literies impeccables, propre.
Ayoub de la conciergerie et kahoula pour les petits dej, ménage et que nous avons pris aussi pour les diners sont attentifs et efficaces et flexibles. Ils sont extrêmement agréables.
L endroit est dans la médina à 5' à pieds de la place jeema.

Prachtige Villa. Pro-actieve host (Yassine), en zeer vriendelijke dames die hielpen met het bereiden van ontbijt, en de kamers schoon hielden.
Het is een mooie plek en zeker aan te raden voor een fijn verblijf.

Tout était parfait, la maison est fidèle aux photos, spacieuse et impeccable ! Jardin super agréable, et rooftop avec équipement sportif parfait pour commencer ou finir la journée.

Nous avons également fait appel aux services de Mariem qui nous a préparé des plats plus délicieux les uns que les autres avec beaucoup d’écoute et de gentillesse ! Nous sommes ravis et reviendrons dès que possible 🙂

She was incredibly discreet, always attentive to our needs without ever being intrusive, making us feel completely at ease. Great few days in Morocco - the apartment and host were brilliant!

We stayed at Noureddine to celebrate my sister’s 30th birthday, and with a group of 11 of us, we had the most amazing time from the moment we arrived. One of my friends got there earlier than the rest, and the host was incredibly accommodating, allowing her to check in ahead of schedule such a thoughtful touch!

The villa looked exactly like the photos, if not better. It was spacious, spotless, and felt like a home away from home.
On our first morning, we were treated to a beautiful breakfast prepared by Assia and her daughters, Sara and Aya. They went above and beyond to make sure we had everything we needed and were always so welcoming.

Throughout our stay, Assia and her daughters kept the villa immaculate. They came in each morning to clean and refresh the space, so we never had to worry about tidying up it was such a luxury.

I’d absolutely recommend this villa and would book again in a heartbeat! There was so much to enjoy on-site!

Beautiful Riad in a great location at a fair price, perfect for a large group.

Riad Khadouj is an amazing and beautiful place. Our host Ayoub arranged transfers, met us at arrival, gave excellent advice on excursions and arranged our Atlas tour. Always available. Khawla made fantastic breakfasts and made sure we had everything in the riad. I can strongly recommend riad Khadouj.

Résidence privée avec une super piscine. Calme et sécuritaire. Je recommande vivement ce logement tout le confort y est. Pas loin en voiture de la place Jamaa El fna, médina…. Je reviendrai sans hésiter.

We have had a great stay! Khalid communicated very fast and clear with us and the Riad has a great location, which made us able to walk to the Souks and other sightseeings. It was very clean and the included breakfast was a great addition. Kind regards from Amsterdam!

Lovely spacious apartment, well furnished with two great terraces. The outdoor gym equipment was fun, and the view from the front terrace was pretty. On the morning you can walk a round the lake or have coffee downstairs. Carrefour in the complex too.
Safe secure building with easy parking, a short drive to all of marrakech attractions.

Nous avons passé 5 jours et 4 nuits dans le Riad KHADOUJ ; les souvenirs que nous garderons de cet endroit sont incroyables.
Un lieu magique, apaisant, beau et qui vous transporte dans un rêve à chaque fois que vous marchez dans une nouvelle pièce. Le plus dur était de le quitter.

Super séjour ,l emplacement idéal est authentique Ayoub était super réactif ,on a u un soucis de porte de chambre bloqué il est intervenu super rapidement et a a solutionné le problème ,la maison est top et très agréable ambiance Marrakech 💯 on est dans une impasse il y a ts à proximité,un vendeur de fruit et légumes juste à côte etc ,l impasse donne dans une rue mythique du souk celle qui fait palais de Bahia jusqu’à la place Jamel efna , on y reviendra avec plaisir 😉

Everything was wonderful! The accommodation was exactly as described, clean and beautiful, but we appreciated Mehdi the most, he offered us clear instruction, was waiting for us with tea and sweets, he helped us find a dessert trip and also arranged transportation to the airport for us. An amazing host!

Great location in Guilez, one of the best. Very short walk to the mall, lots of local cafes, restaurants and amenities very close. Very comfortable apartment with a big, comfortable bed! Recommend staying here.

This villa exactly matched the pictures, if not better, and is probably one of the best villas I have ever stayed in. The rooms are tastefully decorated with everything you could possibly need. The facilities are 10/10 - super appreciative of the in built speaker system by the pool area, the amazing coffee machine in the kitchen, and the well equipped games & cinema rooms.
However, the biggest standout of this villa is the incredible service provided by Assia & Aya - these are 2 of the kindest and caring people I have ever met, with no request too big for them. Communication was easy as Aya spoke great English. Breakfast was super tasty every morning, and was laid out for us better than in a 5 star hotel, including cleaning and refreshing the rooms! We particularly loved the fresh orange juice, traditional Moroccan tea and fresh msemen with honey. Thank you very much for looking after us, we wish we could have stayed longer!

Väldigt trevligt boende i ett lugnt och säkert område med närhet till bra restauranger, promenadområde samt mataffär. Mycket uppskattat och skulle definitivt rekommendera boendet och bokar troligen detta ställe vid en eventuell återresa.

An amazing stay at this beautiful riad, the location is perfect with many tourist attractions a short distance away. We were able to check in early which was great and loved the interior. Ayoub was very helpful at facilitating transfers for us and our housekeeper Khawla was so lovely, always smiling and kept the riad spotless.
We would definitely return to Riad Khadouj!

Wij hebben met een groep meisjes een paar nachten hier geslapen en het was fantastisch. Allereerst is het huis prachtig, alle kamers en badkamers uniek en heel erg mooi. Het ontbijt elke ochtend was ook erg lekker en een fijn begin van de dag, met super lieve mensen die ons hielpen. Via de host hebben we ook een dag trip kunnen boeken naar de woestijn en daar hebben we de leukste dag beleefd. Hij was heel behulpzaam en de man die ons naar de woestijn bracht ook. Super lieve mensen! Ik had langer willen blijven en ik zou dit aan iedereen aanraden, als je met veel mensen bent.

There is a housekeeper that comes daily, cook breakfast and do room service and she is so nice and willing to help. flexible with check in and check out. highly recommended!

Moi et mes amies avons passé un très bon séjour dans cette appartement, pas loin du centre, calme , aucun soucis de voisinage, beaucoup de place de parking, personnel très gentil que ce soit les gardes, les femmes de ménage et tout ce qu’il en suit

Ci siamo trovate molto bene, il riad è bellissimo e ha una posizione super centrale.
La colazione è tipica marocchina è buona e varia, da tenere presente che bisogna comunicare l’orario della colazione e che difficilmente la fanno prima delle 9.00

5 star stunning villa in all aspects , as in photos ,definitely recommended, Mehdi always fast to respond and chef Mariam did great job in cooking delicious meals we asked for and not to forget the every day variety breakfast we started our day from her hands ,, thanks for the villa team which made our stay remarkable .
Since the villa is bit far, It is good to have car under your hands as me and my family did.

Host got us transfers sorted when we arrived in morocco so had no problems finding the place and even checked in early

Très grande villa toute neuve avec mobilier neuf et contemporain.
Les lits sont immenses et confortables digne d'un hôtel 5 étoiles.
La piscine est ensoleillé toute la journée et à très bonne température.
Il y a des TV dans toutes les pièces avec IPTV YTB NTFLX etc...
C'est encore mieux qu'en photo !
La résidence est très sécurisée et très bien entretenue.
Yassine et Nourredine sont des hôtes exceptionnels, professionnels et très gentils.

Wir waren 7 Personen, wir haben uns gut gefühlt, die Küche war gut ausgestattet. Es war nur ein Hausschlüssel , den zweiten haben wir gleich am nächsten Tag bekommen. Für soviel Personen wäre vielleicht nicht schlecht sogar drei oder vier zu haben.

Ce beau Riad a respecté nos attentes familiales pour les petits enfants comme pour les adultes !
Propre avec un super petit déjeuner copieux, Khaoula la cuisinière du Riad s’est bien occupée de nous et même des petites filles !
Zakaria a été accueillant et très réactif.
Petit bémol concernant le taxi qui n’est jamais venu malgré la réservation pour un départ un 1er janvier.
Idéal pour un séjour en famille.

Absolument PARFAIT!
La villa est FABULEUSE, et tout a été pensé pour passer un séjour sans faute!
La piscine chauffée nous a permis de nous baigner tôt le matin, dans une eau à température idéale en profitant du magnifique jardin. La salle de jeux d’arcade et le cinéma… alors là, rien que pour ça, allez-y ! Les enfants ne se sont pas plaints une seule fois de s’ennuyer! Entre les jeux d’arcade, le cinéma et les jeux à disposition, c’est digne d’un vrai kids club d’hôtel de luxe !
La villa est spacieuse, et chaque chambre est parfaitement équipée et décorée. Mention spéciale pour la literie d’un confort absolu. Le service de ménage est parfaitement réalisé et la maison est très propre et magnifiquement entretenue. La conciergerie permet vraiment d’être serein et attentive au moindre souhait.
La villa est encore plus belle que sur les photos et extrêmement bien située, dans un golf à proximité de grands restaurants, de palaces et d’activités diverses. Je recommande les yeux fermés!

We really loved to stay there!! We were 11 people and all of us were really happy about this place. The location of the raid is really good and close to everything you want to see.
We also got a lot of recommendations about what we can do and visit there.

Le riad de Mehdi est superbe et très bien placé pour flâner dans la ville. Il correspond parfaitement à la description de l’annonce. Nous avons adoré Khaoula, ses petits déjeuners, sa discrétion et sa joie de vivre.
Le Riad était parfaitement bien tenu, chaque jour. Si nous revenions à Marrakech, nous retournerons dans ce riad sans hésitation.

Un riad conforme à la description. Votre riad est magnifique avec un coup de cœur pour la grande chambre avec salle de bain. Une arrivée et départ flexibles car possibilité de laisser ses bagages. Riad super bien placé,très propre. J'avais peur du bruit extérieur (motos..) et finalement nous avons rien entendu. Raouda outre sa gentillesse nous a préparé des très bons déjeuners, toujours pro réactive et serviable. Raouda a contribué à rendre notre séjour très agréable. Un grand merci à Raouda. Mention aussi pour la terrasse si paisible dont nous avons pu profité même en janvier. Je retiens votre adresse pour un voyage en famille. Votre riad a participé à la réussite de notre voyage basé sur le sport.
